Purchasing a Hot Tub for you Holiday Let

In this series of blogs, we’re going to look at owning a hot tub in a holiday let setting right from the start before you even buy, and hopefully set you on the path to safe stress-free hot tub maintenance. 

There are a few things to consider when purchasing a hot tub to ensure you are set up for success. Hot tubs can pose a significant risk of infection if they are not properly maintained and managed.

As you will be offering your hot tub to the public, you need to make sure you follow a set of guidelines called HSG 282.

This is a comprehensive guide published by the UK’s Health and Safety Executive (HSE) for the control of Legionella and other infectious agents in hot tubs.

Sounds scary! But it’s really not, it’s simply a set of advice put in place to protect your guests but also to protect you.

Before you purchase a hot tub for your holiday let its worth familiarising yourself with HSG 282, there’s some recommendations in it that should influence the hot tub you choose to buy.

HSG 282 advises that the hot tub you use for your holiday let has the following elements: 

  • The number of seats should be at least equal to the berth capacity of the accommodation. This doesn’t mean you have to buy an enormous hot tub if you have a property with a lot of rooms, but you do need to advise guests of the maximum capacity of the spa.
  • The hot tub should ideally have a water capacity equal to 250 litres per bather.
  • The hot tub should be capable of circulating and filtering the total water volume within 15 minutes.
  • It should be equipped with an in-line sanitiser tablet dispenser.
  • It should ideally be fitted with a secondary UV or Ozone system to oxidise the water as it passes through the circulation system.
  • The hot tub should not be equipped with an air blower unless there is a provision for automatically purging the air system every 12 hours.
  • Waterfalls are not recommended, especially if they can be turned off, as this can create areas where water can become stagnant.
  • Fast drainage facilities are also desirable since the hot tub will need to be fully drained either weekly or in between each guest stay (whichever is shortest).

These hot tubs usually have the above features built in, as well as a few clever little tweaks like restricted control panels so guests can’t alter settings, and easy access side panels for maintenance and inspection.
